Apartments for sale in Central Nice are located immediately to the East of Avenue Jean Médecin and just North of the Old Town. Though not typically an area for tourists to visit, the roads off of Place Massena such as Rue Gioffredo, Rue de l’Hôtel des Postes and Rue Pastorelli are extremely popular with investors looking for short-term rental tenants. This is mainly due to the area’s proximity to the Old Town and the Carré d’Or. This area has recently become a hot bed of culinary talent with excellent local restaurants such as, Les Épicuriens, Flaveur and Luna Rossa all calling this area home. This area offers a large variety of renovated residences, apartments for sale and even new build residences such as the Jardins Pastorelli and the Jardin Masséna.

Avenue Jean Médecin is Nice’s high street, where you will find the large chain stores such as Zara, H&M and Mango, but also the famous French department store Galeries Lafayette. Avenue Jean Médecin is mainly commercial properties as well as properties dedicated to ‘profession libérale’ such as doctors and lawyers. This means residential apartments for sale are in short supply on Avenue Jean Médecin.

Nice’s tram-line runs from the North of the city, passing through Place Massena, the heart of Nice, before heading to the East side of the city. Properties for sale within a short walk of a tram stop have seen their prices increase in recent years. Apartments for sale situated close to Place Massena on Boulevard Jean Jaurès and Avenue Felix Faure also benefit from the views over the new Promenade du Paillon. The park opened in October 2013 and has been received with great success by the locals. The Promenade du Paillon offers a green space in the heart of the city. This area is well served with supermarkets, local shops and restaurants. It is also very close to all major bus stops for city and regional transport, including the 98 airport express bus.

The Museum of Modern and Contemporary art, located just off Place Garibaldi, is a major attraction in the area and offers regular special exhibitions in addition to its well-stocked permanent collections. Just next-door is the National Theatre and on the other side the Acropolis, a large conference and exhibition centre attracting numerous visitors to the area each year.

The traditional Niçois style architecture is prominent in property for sale in central Nice, despite the occasional brand new building. Renovated buildings tend to keep traditional Niçois style façades. This style is often characterised by green window shutters and apartments often have balconies. Apartments for sale in central Nice are often slightly more affordable than areas such as the Carré d’Or , but buying property in this area is a great investment and therefore remains popular with both French and expatriate buyers.
